Agritourism & Diversification

Diversification & Rural Enterprise

Appraise it properly before you build it.

Diversification is the largest growth area in farm income and the area where the most capital is destroyed by inadequate appraisal. This module provides a structured appraisal framework covering market, planning, capital, operating model and skills, and then manages the enterprise once it is running as a real business rather than a side project.

The ground reality

What is actually happening in diversification in the UK

Diversification income has risen materially as a share of farm business income, and interest in farm diversification continues to grow. The failures are consistent in shape: underestimated capital and regulatory cost, no market validation, and a founder already fully occupied running the farm. Structured appraisal at the outset is the single highest-value intervention available.

Figures are as published at the time of writing. Farm policy and payment rates change frequently — verify against the primary source before relying on any number here.

Diversification — a walkthrough

A working pass through diversification: entering the record once, and watching it appear in the evidence pack, the calendar and the scheme application without being typed again.

Capabilities

What Diversification does

Every capability below is built on the same underlying record, so entering something once is enough for it to appear wherever it is needed.

Record and plan

  • Structured opportunity appraisal across market, planning, capital, operations and skills
  • Market validation framework with demand evidence requirements
  • Planning and permitted development assessment for change of use

Operate and monitor

  • Capital cost build-up including the costs routinely omitted
  • Operating model design with labour requirement and management time
  • Break-even and sensitivity modelling before commitment

Comply and evidence

  • Building conversion and redundant asset appraisal
  • Business structure and tax implications of a non-agricultural enterprise
  • Enterprise-level accounting separation from the farming business

Analyse and improve

  • Grant and funding route identification for rural enterprise
  • Stage-gate review framework with defined stop criteria
  • Portfolio view across multiple diversified enterprises

How Diversification runs, start to finish

The module is modelled as a state machine, so at any point the business knows exactly which stage every record is at and what has to happen next.

  1. 1

Define the opportunity and the customer

This is where the record starts, and getting it right here removes work at every later stage.

  2. 2

    Validate demand with evidence

The platform prompts only for what this stage genuinely needs, and carries everything forward.

  3. 3

    Assess planning and regulatory requirements

Conflicts with scheme rules, regulatory windows and existing commitments are flagged here rather than discovered later.

  4. 4

    Build the full capital cost

Capture works offline, so this stage is completed in the field rather than remembered afterwards.

  5. 5

Design the operating model and labour requirement

Everything recorded at this point becomes evidence automatically, in every format that will later ask for it.

  6. 6

    Model break-even and sensitivity

This is the stage most businesses currently do twice, once for the operation and once for the paperwork.

  7. 7

Pass or fail the stage gate

Results feed the whole-farm view, so the effect of this stage is visible against the rest of the business.

  8. 8

Implement, separate the accounts and review

The cycle closes here, and what is learned is carried into next season's plan rather than lost.

Who uses it

Built around four real jobs, not one generic user

Each of these people needs something different from the same record. The module is designed so none of them has to work around the others.

Farm business owner

Considering a new enterprise

Needs an honest appraisal that includes the reasons not to.

Next generation entrant

Bringing a new idea

Needs to make the case to the family with real numbers.

Rural business adviser

Supporting diversification

Needs a consistent appraisal framework across clients.

Funding body

Assessing applications

Needs evidence of market validation and realistic costing.

Measurement

How you will know it is working

The module reports against these measures from the day it is switched on, so the value is demonstrable rather than assumed.

  • 01Enterprises appraised
  • 02Proportion passing stage gates
  • 03Return on capital by enterprise
  • 04Management time consumed
  • 05Break-even achieved against forecast

Booking

Take bookings for diversification

Availability, deposits and the licences each activity needs, held against the same holding record as everything else. A booking that requires a licence you do not hold is blocked before a deposit is taken, not after.

Demonstration

What has to be in place before you take a deposit

A booking that needs a licence the holding does not hold is blocked at this point, not after the money has moved.

  • Planning permission or permitted development The 28-day rule and its exceptions differ by nation and by activity.
  • Premises licence Required for alcohol, late refreshment and regulated entertainment.
  • Food business registration Twenty-eight days before trading, with the local authority.
  • Public liability cover Checked against the activity, not just held on file.
  • Fire risk assessment Required for sleeping accommodation.

Accessibility
Declared per option so a guest can decide before booking

Agrivencia does not process payments or hold guest funds. Booking is a workflow and a compliance check; the payment relationship stays between the operator and their own provider.

Shopfront

Sell direct, without building a shop

A storefront that already knows what you produce, because it reads your holding record. Assurance status, batch and provenance travel with every listing, so a buyer sees the evidence rather than a claim.

Demonstration

What the shopfront handles for you

  • Collection, local delivery or carrier Rural postcodes are priced honestly rather than hidden at checkout.
  • Weight-priced and graded goods A tonne of wheat and a box of eggs need different maths. Both are handled.
  • Assurance carried through Red Tractor, organic certification and farm assurance status shown from the record, not typed in.
  • Batch and provenance attached Every order can produce the traceability record behind it.

Demonstration data. Live market feeds and vendor listings are a launch dependency, not a built feature.

Questions answered

What people ask about Diversification

Does this replace the software I already use?

Not necessarily. Agrivencia integrates with authoritative sources and mainstream packages rather than insisting on replacing them. Where an incumbent does one job well, the platform connects to it; where the job spans several systems and nobody does it, the platform does it.

Will it work where I have no signal?

Yes. Field capture in Diversification is offline first, storing locally and synchronising when a connection returns. Only around a fifth of UK farms report reliable signal across the whole holding, so this is a design assumption rather than a feature.

What happens when the scheme rules change?

Scheme rules are held as data rather than code, so a rate change, a cap change or a window closure is a content update that takes effect the same day. The platform also alerts you to what the change does to your own position.

Who owns the data I put in?

You do. The Farm Data Charter gives you a complete export in open formats at any time, and every instance of data sharing requires an explicit, revocable consent that is visible in your account.

Does it work if I farm across a border?

Yes, and that is one of the main reasons the platform exists. A business with land in more than one nation sees one reconciled view rather than two portals, with obligations and deadlines from both administrations in a single calendar.

Can my agronomist or land agent use it too?

Yes. You grant scoped, time-limited access per holding and per module, and you can revoke it in one click. Advisers never get a shared password or a blanket view.

What is the biggest limitation of this module?

Optimism bias in appraisal. Mitigated by prompted omitted costs and mandatory stop criteria. We would rather state that plainly than let you discover it after signing.
